龙盛·右岸别墅工程由河南联盟新城置业有限公司,郑州大学综合设计研究院设计。本工程位于漯河市嵩山路与淮河路交汇处。该工程设计比较独特,是典型的群体别墅。本施工组织设计针对其地上、地下各分部分项工程进行编制。

本施工组织设计的编制依据如下:

1、龙盛·右岸三期别墅工程投标文件;

2、龙盛·右岸三期别墅工程建筑、结构及各专业施工图;

3、龙盛·右岸三期别墅工程的地质勘探报告;

4、现行国家有关施工及地方性验收规范、结构规范;

5、政府有关法规、法令。

龙盛·右岸三期别墅工程由P46、P49组成。本工程建设单位为漯河市第一建筑有限责任公司,设计单位郑州大综合设计研究院。

2.2工程地理位置及周围环境情况

龙盛·右岸三期别墅工程工程建设基地位置处于漯河市嵩山路与淮河路交汇处。本工程“四通一平”工作已完善,施工用水、电位置业主已明确。

龙盛·右岸三期别墅工程工程总建筑面积为510.24m2。各类型工程简况见下表所示:

别墅工程工程设计使用年限为50年,抗震设防烈度为6度,安全等级为三级,耐火等级为二级。

本工程结构混凝土强度等级采用以下:

龙盛·右岸三期别墅工程工程各单体工程±0.000标高相对于绝对标高如下:

独立别墅(P46,P49):±0.000标高相对于绝对标高4.400

确保本工程一次性验收合格。。

确保本工程在总工期330日历天内完成,正式开工日期以建设单位书面通知为准。

2.5.3文明施工管理目标:

确保本工程安全重大事故为零,争创区文明标化工地。

技术资料管理做到分阶段同步完成,全部技术档案资料在竣工结算后一个月内移交建设单位归档。

根据本工程的特点,整个工程现场,即办公区、现场施工区。施工现场的临时道路布置尽量利用永久道路的位置,以避免材料上的浪费。现场总体布置如下:

3.1.1材料仓库布置

考虑到现场具体位置,准备在施工现场东北角布置临时仓库。搭设10间临时房作为别墅区材料仓库及值班室。具体布置详见施工现场总平面布置图。

食堂的设施、卫生要严格按照上海市有关规定进行搭设,确保卫生,并由专人负责临时设施的卫生保洁工作。

本工程根据需要进行场地规划和布置。具体详见施工现场总平面布置图。

由于现场需要进行气割操作施工,在施工场地内各布置一间3m*2m的氧气、乙炔间,两者间距必须满足安全要求搭设,用于存放氧气、乙炔瓶。明火必须远离这两间贮藏间,两者距仓库区、施工区不得小于25m,并设置明显标志。

在施工现场每处材料堆场处搭设2间36㎡水泥库,并用土填高300mm,水泥库外设有排水沟。

施工现场的材料堆场主要布置在西侧。

3.1.3文明设施布置

按文明施工及标准化的要求进行围护墙施工,确保安全的施工,沿建筑规划红线用围墙把整个施工场地封闭起来,根据目前已有围墙经行搭设。

现场的施工便道,按临设方案修改版实施。

考虑车辆进出场地的方便,以及最大限度地利用好有限的场地,在场地东侧的主出入口部位布置8m宽的大门,大门为钢管框架的铁大门,其中大门边扇开一扇行人小门,同时在大门处设置洗车台。

3.1.4工程用水、用电布置

根据业主提供水源位置,进水管采用φ50管,在各用水机械及主要车辆出入口提供出水阀门供其用水。应确保施工用水和混凝土养护用水。

现场生活用废水、雨水、污水利用现场基坑周围修筑的排水沟。

根据现场业主提供的电源位置,进入施工总电箱后分二路:一路至拟建住宅楼,一路至临时办公区,施工用电沿水电沟布设,水电沟内用黄砂填实,并用水泥砂浆找平。井架机械另设专门电箱,其余在各用电机械处布置电箱。登高用电配备登高专用电箱,电缆如过施工路面应埋地20cm,外套采用金属管。具体详见施工现场用电平面布置图。

3.2施工总平面布置图

第四章总工期及施工总进度计划表

1、本工程接业主进场通知后2天内进场,为便于总进度计划的编制,具体开工时间以业主书面通知为准,在330日历天内完成本工程的全部施工。

2、为确保本工程按期完成,将按照进度需要配备足够的劳动力和机械设备,组织工序之间的搭接流水施工。

3、由于本工程工期较紧,我们将采取一切措施,投入一定量的机械、设备,提供充分人力、物力,确保计划内完成所有工程。

4、根据工程特点,为保证分部分项工程的合理流水穿插和搭接,将合理组织劳动力、机械设备和物资材料的供应,编制相应的基础挖土和基础结构施工阶段、主体结构施工阶段、装饰和水电安装及总体配套阶段的分阶段进度控制计划,以确保整个工期目标的实现。

5、根据总进度计划和施工工艺流程的要求,合理组织机械设备材料的进场,做到预先安排、中途控制、及时退场;合理组织各工种施工操作人员的进场和适用,严格组织和控制好劳动力计划。

4.2总工期控制网络

4.3施工工期保证计划措施

1、在正式进场之前,制定详细的施工项目的总进度计划,同时,与业主和设计院进行协调,确定各方所配合事宜。

2、对各分包班组进行施工交底的同时,尤其对其施工的进度计划进行限定、交底,对各分包班组施工过程的进度严格的控制执行。

3、各分包班组根据项目总的进度计划表,设定详细的施工进度计划,同时进行与其它分包进度计划的协调。

4、每周对各班组的进度计划执行情况进行总结,同时对发生冲突的地方进行有效的协调,确保各自的下一步施工不受影响。

5、每半个月或是每个月对总计划进行对比,一旦发现有特殊情况要对总的计划进行相应的调整,以利于分包班组间施工配合。

6、制定具体的奖罚措施,单位工程按原计划提前完工,并达到总包要求的,则对其进行奖励,反之,对其进行处罚。

7、由项目经理统一监管项目总进度的执行情况,统计部门每天对项目的施工工程量进行统计整理,以确保每天所必须完成工程量。

8、加强施工现场的监督检查,在工程进场开工之前,项目各管理部门根据总进度计划,安排各自部门的项目工作计划,至项目部进行统一管理。在保证进度计划的情况下,必须保证工程的施工质量,不能以牺牲质量来取得计划的实现。

4.4工期计划管理技术措施

●认真研究设计图纸和总承包合同,做好各项编制工期计划必须信息的收集和分析工作,负责起草编制工期计划。

●负责给各单位送报计划书,纵向单位有业主、监理,横向单位有项目部有关部门及人员。

●负责下达计划任务,向施工管理及技术管理等有关人员分发作业计划,并督促有关人员贯彻执行作业计划。

●负责收集信息,做好项目实物工程和形象进度的统计工作,掌握施工的实际进度,分析施工情况并及时向项目经理汇报。

●负责计划调整工作,根据施工实际情况,主动及时提出修正计划的建议,并按项目经理的指示,修正下阶段的施工计划。

2、材料设备部负责编制项目的材料设备使用计划。

3、技术和工程部有关人员负责落实每周的作业计划,完成预定的实物工程量把握施工的形象进度,并每周向计划员反映形象进度情况。

4、计划编制内容分为月、旬、周作业计划,它是实现性计划,是将总计划具体细化后的计划安排,施工作业班组按此组织施工生产活动。

4.5进度控制的内容

进度控制报告内容主要包括:

(1)项目实际概况、管理概况、进度概要;

(2)项目施工进度、形象进度及简要说明;

(3)施工图纸提供进度;

(4)材料、设备、配应进度;

(5)劳务记录及预测;

(7)对业主和施工者的变更指令单等;

(8)其他影响施工进度计划实施的因素。

第六章分部分项工程施工方案

6.1总体设想、各阶段施工部署

6.1.1工程施工总体布局设想

1、我公司本着以保证同润碧水花园三期别墅工程工程在达到合格标准的前提下加快施工进度,使本工程早日建成投入使用。我们将在工程全过程施工中,服务业主,充分依靠和运用我公司多年来在类似建筑工程施工积累的成功经验运用到本工程施工中,选择合理、最优化且符合文明施工要求的施工组织设计;挑选与我公司长期合作施工的劳务队伍参与本工程施工;在施工管理中充分发挥广大工程技术和施工管理人员的聪明才智与积极性,以领先的技术为龙头,建立完善的质量体系,全面贯彻企业质量运行标准,齐心协力完成本工程的建设任务。

2、在进行施工场内临设、施工道路、材料堆场的规划、施工机械的布置、施工顺序、施工方法的确定时将以减少施工对于周边环境影响为原则,力求合理、周全、方便、经济且利于文明施工管理,以此进行施工场地的总体规划和施工部署。

3、根据本工程施工进度计划及确保本工程混凝土的施工质量,本工程混凝土采用商品混凝土。

4、由于本工程质量要求为确保一次性验收合格,故在确定本工程施工方案方法时,首先要确定的是本工程施工中对整个工程施工质量施工质量影响较大的关键施工过程,包括本工程结构定位轴线、标高、垂直度的控制、基坑开挖、基础施工、上部结构梁与梁结点处理、楼板施工、砖墙施工、屋面防水工程、土建与机电设备安装预埋件的配合等;最后,就是针对这些关键施工过程,采取相应的方法及措施,以确保这些分部分项工程施工质量来推动整个工程的施工质量达到预定质量目标。

6.1.2基础阶段施工设想

A.挖土前应定出各单体工程的边线位置,采用1.0m3挖机及人工同时配合开挖至基础底标高以上200mm后,改用人工扦平,注意不得超挖,挖土中,对于坑底及不同标高区域采取后挖,应控制相应的挖土深度,严禁超深、超挖,反梁采用人工挖土及人工运输至坑边已保证基土持力层不受扰动。

C.根据现有场地标高本别墅区原场地标高为3.27米,设计要求室外场地标高为4.35米,总体场地缺土1.08米高度,为满足场地用土多余土驳运出场地,故基础开挖时的场内用土用挖机翻运至房基以外。

筏形基础施工在基槽挖好后,应及时进行垫层混凝土浇捣施工,地梁、基础应同时浇捣。混凝土浇捣采用汽车泵浇捣,将混凝土送入基础及地梁模板内,每台泵车配备4只插入式振动器。

土方平整,根据现场场地标高平整土方后,多余土方由甲方指定驳运地点堆放

绍兴县滨海工业区新四江大桥施工组织设计6.1.3上部结构施工设想

1、在机械的布置方面,先是满足本工程全过程的施工材料运输的需要,同时考虑到机械选择的合理性及经济性,垂直运输按四栋别墅配置一部井架与卷扬机,局部两栋设一部井架与卷扬机,并结合施工场地要求准备。(具体位置见平面布置图)

2、根据本工程实际情况,结构层数为二层,拟采用落地扣件式钢管脚手架,脚手架全部设置安全密网。周围结构模板、外墙砌筑及立面装饰的操作设施,内部搭设满堂排架,支撑楼层平台梁、板模板。内外墙砌筑均采取混水清砌的方式,以保证其外观质量。

3、在模板配置上为实现达到一次性验收合格的质量目标,对于结构柱梁板模板均采用木模板,以保证断面尺寸准确、外型美观;同时墙梁及梁梁节点将配置定型模板,以保证节点质量。所有楼梯间模板均采用木模,布置横坚围檩,墙间辅以钢管对撑以确保模板支撑牢靠。

4、本工程上部结构混凝土均采用商品混凝土,由于结构相对不高某花园小区园林景观施工组织设计.doc,故上部结构混凝土浇捣汽车泵浇捣。
